What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The Tenants shall pay the Landlord $7,390.35 as follows: a) March rent charges on or before March 1, 2021; b) April rent charges on or before April 1, 2021; and c) $7,390.35 on or before April 30, 2021. If the Tenants fail to make any one of the payments, the outstanding balance shall become immediately due and owing and the Landlord may apply for an order terminating the tenancy and evicting the Tenants.
