What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was not present at the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $4,924.88 by December 17, 2022 to void the order. If the Tenant does not pay, they must vacate the unit by December 17, 2022. The Landlord is entitled to deduct $38.95 per day for compensation for the Tenant's continued occupation after September 15, 2022.
