What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant has been late in paying rent every month in 2019 and 11 of the 11 months before the hearing date.

The ruling

The tenancy is terminated effective December 31, 2020. The Tenant must vacate the unit by this date. The Tenant is ordered to pay the Landlord $44.09 per day for use of the unit after January 1, 2021 until the Tenant moves out, as well as $175 for the application filing fee. If the Tenant does not pay the full amount owed by November 20, 2020, interest will start accruing at 2% annually on the outstanding balance. If the unit is not vacated by December 31, 2020, the Landlord may file the order with the Sheriff to enforce the eviction.
