What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's behavior, including yelling, screaming, name calling, verbal abuse, and causing damage to the rental unit. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The tenancy is terminated effective May 25, 2021. The Tenant must vacate the unit by that date. The Tenant is ordered to pay the Landlord $6,800 for the cost of repairing the damage, $3,749.39 for compensation for use of the unit, and $186 for the application fee. If the Tenant does not pay the full amount by May 25, 2021, the Tenant will owe interest at 2% annually on the outstanding balance.
