What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. Chanelle Kelsie had vacated the rental unit on October 5, 2020, prior to the application filing.

The ruling

The tenancy was terminated effective August 15, 2022, unless the tenant pays $17,637.95 to void the order and continue the tenancy. If the tenant does not pay the amount required, the tenant must move out by August 15, 2022 and pay $12,505.25 to the landlord.
