What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Landlord requested a conditional order under section 78 of the Residential Tenancies Act, 2006, allowing the Tenant time to pay the arrears.

The ruling

The Tenant is ordered to pay $724.38 in rent arrears to the Landlord by March 31, 2023. The Tenant must also pay February and March 2023 rent on time. If the Tenant fails to make any payment, the Landlord may apply for termination and eviction within 30 days of the breach.
