What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. Landlord also applied for an order to terminate the tenancy and evict Tenant due to the Tenant, another occupant or someone the Tenant permitted in the residential complex has wilfully or negligently caused undue damage to the premises.

The ruling

The tenancy is terminated effective December 31, 2018. The Tenant must pay the Landlord $17,528.83 in rent arrears and compensation, plus $55.89 per day starting November 28, 2018 until the Tenant vacates the unit. The Tenant can void the eviction order by paying $17,900.51 on or before November 30, 2018 or $19,600.51 on or before December 31, 2018.
