What happened
Tenants allege Landlord evicted them based on false assertion that Landlord's mother intended to move into the rental unit, but Landlord's mother never moved in and Landlord began renting the unit to new tenants on a short-term basis.
The ruling
The Landlord served the Tenants with the N12 notice in bad faith. The Landlord is ordered to pay the Tenants $3,060 for increased rent and $156.35 for moving expenses, for a total of $3,266.35.
