What happened

Tenant applied for an order determining that Landlords failed to meet their maintenance obligations under the Residential Tenancies Act, 2006 regarding a broken kitchen cupboard, broken air conditioner, and broken closet doors.

The ruling

The Landlords are ordered to pay the Tenant a rent abatement of $625, repair or replace the air conditioner, closet doors, and cupboard door by October 10, 2018, and pay the Tenant $45 for the cost of filing the application. If the Landlords do not make the required repairs or pay the full amount by October 7, 2018, the Tenant may deduct the amount from the rent.
