What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The previous order was cancelled due to a clerical error in the amount of the rent deposit. The Tenant is ordered to pay $3,347.62 to the Landlord, which includes rent arrears and compensation, less the rent deposit and interest. The Tenant can void the eviction order by paying $6,800 by July 31, 2022 or $9,700 by August 6, 2022. If the Tenant does not make the required payment, the tenancy will be terminated and the Tenant must vacate the unit by August 6, 2022.
