What happened
Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent, persistent late payment of rent, and substantial interference with the Landlords' lawful rights. The Tenant did not pay the rent arrears or void the N4 notice, and was persistently late in paying rent. The Tenant also failed to pay utility costs and smoked marijuana in the unit, which substantially interfered with the Landlords' lawful rights.
The ruling
The tenancy is terminated effective September 18, 2023. The Tenant must pay the Landlords $21,826.99, which includes rent arrears, unpaid utilities, and the application filing fee, less the rent deposit and interest. If the Tenant does not pay the full amount by September 18, 2023, the Tenant will owe additional daily compensation and interest.
