What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The ruling

The tenancy is terminated effective October 4, 2021. The Tenant must pay the Landlord $7,584.48 in rent arrears and compensation, plus $175 in application fees, and $25.48 per day in compensation starting September 24, 2021 until the Tenant vacates. If the Tenant does not pay the full amount by October 4, 2021, the Tenant will owe interest and the Landlord can file the order for enforcement. The Tenant can void the order and continue the tenancy by paying $7,925 by September 30, 2021 or $8,700 by October 4, 2021.
