What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and because the Landlord requires possession of the rental unit for the purpose of residential occupation.

The ruling

The tenancy between the Landlord and Tenant is terminated as of December 31, 2020, the date when the Tenant gave vacant possession of the unit to the Landlord. The Tenant shall pay the Landlord $100.14, which represents the amount of rent owing and compensation up to December 31, 2020, less the rent deposit and interest the Landlord owes on the rent deposit. The Tenant shall also pay the Landlord $201.00 for the cost of filing the application. If the Tenant does not pay the full amount owing by November 19, 2021, the Tenant will start to owe simple interest at 2.00% annually on the balance outstanding.
