What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and for substantially interfering with the Landlord's lawful rights. The Tenants did not pay the water/sewer bills as agreed in the tenancy agreement, causing the Landlord to pay the bills himself.

The ruling

The tenancy is terminated effective April 11, 2021. The Tenants must pay the Landlord $34,283.42, which includes rent arrears, compensation, and the application fee, less the rent deposit and interest owed on the deposit. The Tenants must also pay the Landlord $75.62 per day for each day of occupation starting April 1, 2021 until they vacate the unit. If the Tenants do not pay the full amount by April 11, 2021, they will owe interest on the outstanding balance.
