What happened
Landlords applied to terminate the tenancy and evict the Tenant due to non-payment of rent and damage to the rental unit. The Tenant did not pay rent from August 2019 to March 2021, and the Landlords served a valid N4 notice. The Tenant also damaged the lock on the entrance door, and the Landlords served a valid N5 notice.
The ruling
The tenancy is terminated effective April 17, 2021. The Tenant must pay the Landlords $4,638.33, plus $31.23 per day starting April 7, 2021 until the Tenant vacates the unit. If the Tenant pays $6,390 on or before April 17, 2021, the eviction order will be void and the tenancy will continue.
