What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. Tenant applied for an order determining the Landlord harassed, obstructed, coerced, threatened or interfered with the Tenant and substantially interfered with the reasonable enjoyment of the rental unit, and that the Landlord failed to meet the Landlord's maintenance obligations.
The ruling
The Tenant shall pay the Landlord $5,673.39 for rent arrears and costs, less a $50 abatement for the Landlord's breach of s. 22. The Tenant shall pay $500 per month from November 2018 to September 2019, and $173.39 in October 2019. The Landlord shall complete specified repairs by November 30, 2018. If the repairs are not completed, the Tenant may deduct 15% from the rent until they are.
