What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant's behavior, including: wilfully or negligently causing undue damage to the rental unit, substantially interfering with the Landlord's reasonable enjoyment and lawful rights, committing illegal acts by tampering with fire safety equipment, and seriously impairing the safety of others in the residential complex.

The ruling

The tenancy is terminated effective October 31, 2020. The Tenant must vacate the unit by that date. The Tenant is ordered to pay the Landlord $3,485.48 for the cost of repairs, $5,383.56 for compensation for use of the unit, and $190 for the application filing fee. If the Tenant does not pay the full amount by October 31, 2020, interest will accrue at 2% annually on the outstanding balance.
