What happened
Tenants applied for an order determining that the Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 or failed to comply with health, safety, housing or maintenance standards. The Tenants claimed three maintenance concerns: missing fire escape, holes in the roof allowing squirrels in to die, and infestation of fruit flies, ants and house flies.
The ruling
The Tribunal ordered the Landlord to pay the Tenants $1,925.62 for an abatement of rent due to the Landlord's failure to meet maintenance obligations. The Landlord was also ordered to fix the hole in the soffit and inspect for any other points of entry for rodents by September 12, 2018.
