What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The Tenants shall pay the Landlord $4,786, which represents rent arrears for the period ending March 14, 2023 and the Landlord's Board filing costs, in monthly installments of $1,150 from April to July 2023, and $186 in August 2023. The Tenants shall also pay the full rent as it comes due and payable from March 15 to August 15, 2023. If the Tenants fail to make any of the scheduled payments, the Landlord may apply to terminate the tenancy and evict the Tenants.
