What happened
Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The tenancy will be terminated on April 30, 2023 unless the Tenants pay $22,586 to the Landlords or to the LTB in trust by that date. If the Tenants do not pay the full amount, they must move out by April 30, 2023. If they do not vacate, the Landlords can file the order with the Sheriff to enforce the eviction starting May 1, 2023. The Tenants will also owe $72.33 per day for use of the unit from March 15, 2023 until they move out.
