What happened
Landlord applied to terminate the tenancy and evict the Tenants due to non-payment of rent and undue damage to the rental unit. The Landlord also applied to terminate the tenancy because the Landlord entered into an agreement of purchase and sale of the rental unit and the purchasers require possession for personal use.
The ruling
The tenancy is terminated effective June 11, 2021. The Tenants must vacate the rental unit by that date. The Tenants are ordered to pay the Landlord $4,366.59 plus $47.87 per day starting June 1, 2021 until they vacate. The Tenants are also ordered to pay $253.21 for the cost of repairing the damage. If the Tenants do not pay the full amount owing by June 11, 2021, they will start to owe interest at 2% annually on the outstanding balance.
