What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant did not attend the hearing. Two subtenants were present but not allowed to provide evidence regarding rent arrears. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying the full amount owing. The Tenant must move out by October 31, 2022, if the order is not voided. The Tenant owes $18,051.40 plus $41.10 per day from September 15, 2022, until move-out. The eviction can be enforced by the Sheriff starting November 1, 2022, if the unit is not vacated.
