What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not vacated the rental unit at the time of the hearing.

The ruling

The tenancy is terminated effective December 18, 2020. The Tenant must pay the Landlord $3,874.10 in rent arrears and compensation, plus $175 in application fees, and $30.12 per day in compensation starting December 8, 2020 until the Tenant vacates. If the Tenant pays $4,759.80 on or before December 18, 2020, the eviction order will be void and the tenancy will continue.
