What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant did not pay the total rent owed from March 1, 2019 to December 31, 2020, and the Landlord served a Notice of Termination effective July 31, 2020. The Tenant moved out of the rental unit on October 30, 2020.

The ruling

The tenancy is terminated effective October 30, 2020, when the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlord $8,871.38, which includes rent arrears, compensation, and the application filing fee. If the Tenant does not pay the full amount by February 14, 2021, they will owe interest at 2% annually on the outstanding balance.
