Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent as per the terms of a previous mediated settlement.

The ruling

The tenancy is terminated effective August 5, 2020. The Tenants do not owe any money to the Landlords as the rent deposit and interest owed to the Tenants exceeds the arrears and costs owed to the Landlords. The Landlords are authorized to offset $30.26 per day for compensation for the Tenants' use of the unit from April 1, 2020 until the Tenants move out.
