What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant had not paid the full rent owed from June 1, 2019 to November 30, 2020.
The ruling
The tenancy is terminated effective January 15, 2021. The tenant must pay the landlord $3,887.27 in rent arrears and compensation, plus $29.01 per day starting January 5, 2021 until the tenant vacates. The tenant must also pay the $175 application fee. If the full amount is not paid by January 15, 2021, the landlord can file the order with the Court Enforcement Office to enforce the eviction.
