What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's failure to meet a condition specified in a previous order issued by the Board. The condition was that the Tenant was not to interfere with the reasonable enjoyment of the residential complex by throwing bags of dog feces.

The ruling

The tenancy is terminated effective February 19, 2022. The Tenant owes no money to the Landlord as the rent deposit and interest owed to the Tenant exceeds the amount the Landlord is entitled to. The Landlord is authorized to offset $41.59 per day for the Tenant's use of the unit starting February 9, 2022 until the Tenant moves out.
