What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was still in possession of the rental unit on the hearing date.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying $7,332.00 by September 30, 2022 or $8,331.00 by October 7, 2022. If the Tenant does not void the order, the Tenant must pay $6,727.08 to the Landlord and $32.84 per day in compensation starting September 13, 2022 until the Tenant moves out. If the unit is not vacated by October 7, 2022, the Landlord may file the order with the Court Enforcement Office for enforcement.
