What happened

The landlords applied for an order to terminate the tenancy of Melissa Mckenna (the 'Tenant'), and for compensation for the use of the rental unit by Gray Quinton (the 'Unauthorized Occupant'). The Tenant passed away on September 6, 2020, and the Unauthorized Occupant took possession of the unit without the landlords' authorization.

The ruling

The tenancy between the landlords and the tenant is terminated as of July 12, 2021. The Unauthorized Occupant shall pay the landlords $11,067.00, which represents compensation for the use of the unit from September 6, 2020 to July 12, 2021. The Unauthorized Occupant shall pay the full amount owing by February 20, 2022, and will owe simple interest at 2.00% on the outstanding balance if the payment is not made by that date.
