What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent, substantial interference, and undue damage to the rental unit and the unit below. The Landlord served a valid N4 Notice and N5 Notice, but the Tenant did not void the notices or attend the hearing.
The ruling
The tenancy is terminated effective November 29, 2022. The Tenant must pay the Landlord $10,436.08, which includes rent arrears, the application filing fee, and compensation for damages. If the Tenant does not pay the full amount by November 29, 2022, the Tenant will owe interest starting November 30, 2022. The Landlord may file the order with the Sheriff to enforce the eviction if the unit is not vacated by November 29, 2022.
