What happened

Tenants applied for an order determining that the Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 or failed to comply with health, safety, housing or maintenance standards. The issue was leaking pipes above the shower and bathtub in the rental unit's bathroom.

The ruling

The Landlord is ordered to pay the Tenants a rent abatement of $1,115.18 for the 53-day period the unit was in disrepair, as well as $100 for the replacement of the electric shaver and $24.50 for the Tenants' out-of-pocket expenses. The Landlord must pay the full amount of $1,284.68 by June 20, 2016, or the Tenants may deduct $300 from the rent each month until the balance is paid.
