What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The Tenant shall pay the Landlord $3142.40 representing rent arrears ($2956.40) and costs owing to October 31, 2020 on the following terms: $230 by November 15, 2020, $230 by December 1, 2020, $230 by January 1, 2021, and $400 per month effective February 1, 2021 until the debt is paid in full. If the Tenant fails to make any of the payments, the entire balance shall become due and the Landlord can apply for an order terminating the tenancy and evicting the Tenant.
