What happened

Tenant applied for orders determining that the Landlords entered the rental unit illegally and substantially interfered with the reasonable enjoyment of the rental unit, and that the Landlords failed to meet their maintenance obligations.

The ruling

The Landlords were ordered to pay the Tenant a rent abatement of $650 and the application filing fee of $53, for a total of $703. The Landlords were also ordered to complete repairs to cover the exposed pipe and sand/paint the surrounding walls. If the repairs were not completed, the Tenant could deduct $20 per month from the rent.
