What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective August 25, 2020. The Tenant paid all arrears for the period ending August 31, 2021, after the application was filed. The only amount outstanding is a portion of the Landlord's cost of filing the application.

The ruling

The tenancy is not terminated. The Tenant is ordered to pay the Landlord $173.60 for the cost of filing the application. If the Tenant does not pay the full amount by September 20, 2021, the Tenant will start to owe interest at 2% annually on the outstanding balance.
