What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective May 31, 2021. The Tenants must pay $35,000 in arrears and $190 in application fees to the Landlord. The Tenants can void the order by paying $49,790 by May 14, 2021 or $52,890 by May 31, 2021. If the unit is not vacated by May 31, 2021, the Landlord can file the order with the Sheriff for enforcement.
