What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to undue damage to the rental unit caused by a fire. The fire was started by the Tenant's mother, who was permitted in the unit by the Tenant.
The ruling
The Landlord's N5 Notice of Termination was withdrawn as the Tenant had already vacated the unit. The Tenant was ordered to pay the Landlord $8,355.10 for the repair costs and $186.00 for the application filing fee. If the Tenant does not pay the full amount by October 16, 2021, they will start owing interest at 2% annually on the outstanding balance.
