What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to wilful or negligent damage to the rental unit or premises. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The parties consented to an order that the Tenant and her guests shall not engage in any violence, fighting or cause wilful damage to the rental unit or the premises for a one-year period. If the Tenant fails to comply, the Landlord can apply for an order terminating the tenancy and evicting the Tenant without notice.
