What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's failure to meet a condition specified in a previous order issued by the Board. The previous order required the Tenant to stop yelling, screaming, and banging in the rental unit, which the Tenant failed to do.

The ruling

The tenancy between the Landlord and the Tenant is terminated, and the Tenant must move out of the rental unit on or before July 11, 2021. The Tenant owes no money to the Landlord, as the amount of the rent deposit and interest the Landlord owes on the rent deposit exceeds the arrears of rent. The Landlord is authorized to offset $19.97 per day for compensation for the use of the unit starting July 1, 2021 until the Tenant moves out.
