What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant or a person the Tenant permitted causing undue damage to the rental unit by punching holes in the drywall and damaging the door.
The ruling
The tenancy between the Landlord and the Tenant is terminated as of July 27, 2020. The Tenant shall pay the Landlord $1,437.40, which represents the reasonable costs of repairing the damage and compensation for the use of the unit from June 30, 2020 to July 27, 2020 less the amount of the rent deposit and the interest owing on the deposit. If the Tenant does not pay the full amount by June 30, 2021, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
