What happened
Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord has entered into an agreement of purchase and sale of the rental unit and the purchaser requires possession of the rental unit for the purpose of residential occupation.
The ruling
The tenancy is terminated effective July 31, 2021. The Tenant must move out of the rental unit on or before July 31, 2021. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. However, the Tenant cannot be evicted while the Ontario Regulation 266/21 is in force.
