What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated effective February 20, 2021, unless the Tenant pays the full amount owing by the specified deadlines to void the order and continue the tenancy. The Tenant must pay $6,820.12 to the Landlord, plus $37.02 per day in compensation starting January 30, 2021 until the Tenant vacates the unit. The Tenant must also pay the $175 application fee.
