What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The Tenant shall pay the Landlord $1,296.30 for rent arrears up to November 30, 2020 and costs, in 6 monthly installments from January 15, 2021 to June 15, 2021. The Tenant shall also pay the monthly rent on or before the 1st of each month from December 1, 2020 to June 1, 2021. If the Tenant fails to make any one of the payments, the outstanding balance shall become immediately due and the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
