What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. At the time of filing, the Tenant owed a month's rent, but has since paid most of the arrears as well as new rent that has come due. The only issue is whether the Tenant should pay the Landlord's filing fee of $186.
The ruling
The Tenant shall pay the Landlord $190.50, which represents the rent owing to June 30, 2021 and the Landlord's filing fee. The Tenant shall pay the amount owing, and new rent that comes due, in installments over a 6-month period. If the Tenant fails to make a payment, the outstanding balance shall become immediately due and owing, and the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
