What happened
Landlord applied for an order to terminate the tenancy and evict Tenant and Sub Tenant due to failure to pay rent. The Tenant was subletting the unit to the Sub Tenant, but the Sub Tenant had vacated the unit. The Tenant's belongings were still in the unit, but the Tenant was not living there.
The ruling
The tenancy is terminated effective February 22, 2021. The Tenant must pay $12,458.81 to the Landlord, which includes rent arrears, compensation, and application fees, less the rent deposit and interest. The Tenant must also pay $39.45 per day for each day of occupation starting February 12, 2021 until the Tenant vacates. If the Tenant pays $14,586 on or before February 22, 2021, the eviction order will be void and the tenancy will continue.
