What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The Landlord served a valid N4 Notice, which the Tenants did not void by paying the arrears. The Tenants were not present at the hearing despite proper service of notice.

The ruling

The tenancy is terminated effective October 25, 2022, unless the Tenants void the order by paying $15,186.00 by that date. If the order is not voided, the Tenants must pay $10,195.20 to the Landlord, plus $78.90 per day for use of the unit from September 29, 2022, until they move out. The Tenants must vacate the unit by October 25, 2022, or face enforcement by the Sheriff starting October 26, 2022.
