What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The parties mutually agreed to resolve all matters at issue in the application and requested an order on consent.

The ruling

The tenancy is terminated effective December 31, 2020, unless the Tenants void the order by paying $1,607.40 on or before November 30, 2020 or $3,507.40 on or before December 31, 2020. If the unit is not vacated by December 31, 2020, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenants may make a motion to set aside the order if they pay the required amount on or after January 1, 2021 but before the Sheriff gives vacant possession to the Landlord.
