What happened
Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective August 3, 2020, which the Tenant did not void by paying the arrears. The Tenant states he is moving out of the rental complex on May 9, 2021.
The ruling
The tenancy is terminated effective May 9, 2021, the date the Tenant agreed to move out. The Tenant must pay the Landlords $6,470.58, which includes rent arrears up to the move-out date and the cost of filing the application, less the rent deposit and interest owed on the deposit. If the Tenant does not pay the full amount by May 31, 2021, they will owe interest starting June 1, 2021. If the unit is not vacated by May 9, 2021, the Landlords can file the order with the Sheriff to enforce the eviction.
