What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to rent arrears. Landlord also applied for an order to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation.
The ruling
The Landlord's application for eviction is denied. The Tenant shall pay the Landlord $175 for the unpaid cost of filing the application and $980 which represents the one-month compensation the Landlord applied to her arrears. If the Tenant does not pay the full amount owing by July 1, 2021, she will start to owe simple interest calculated from July 2, 2021 at 2.00% annually on the balance outstanding.
