What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. One tenant had vacated the rental unit in July 2020, and the remaining tenant was a single mother with limited income.
The ruling
The tenancy was terminated effective August 31, 2021. The Tenants were ordered to pay $25,338.36 to the Landlord, which includes rent arrears, compensation, and the application fee, less the rent deposit and interest. The Tenants could void the eviction order by paying $28,244.60 by August 31, 2021. If the unit was not vacated by August 31, 2021, the Landlord could file the order with the Sheriff for enforcement.
