What happened
Landlords applied to terminate the tenancy and evict Tenants due to non-payment of rent and damage to the rental unit. The Landlords served a valid Notice of Termination due to rent arrears, and the Tenants had vacated the unit prior to the hearing.
The ruling
The tenancy was terminated effective November 3, 2020, the date the Tenants vacated the rental unit. The Tenants are ordered to pay $8,033.26 to the Landlords, which includes rent arrears, compensation, and the cost of filing the application, less the rent deposit and interest owed on the deposit. The Tenants are also ordered to pay $16,324.18 to the Landlords for the cost to repair the damage caused to the rental unit.
